The former Botanix Lifestyle Garden Centre at Wellington Point holds a special place in the hearts of our community. Closed to the public for almost 15 years, this landmark site is turning over a new leaf.

Over the past year, we’ve engaged with the Redland's community to Reimagine Botanix, creating a vision for a vibrant new neighborhood that will allow people to live, work and play at this iconic site.

Botanix will improve housing choice in the Redlands and provide places to enjoy a coffee or a meal, health and wellness services and exciting new community spaces and places to relax, socialise and participate in community events. Information about the plan is available further down this page or in the overview document in the library to the right.

We hope you like the Botanix master plan. The plan is currently being assessed by Redland City Council and they are accepting submissions from the community until the 17th of November 2023. These submissions will help Council understand community views about our proposal for Botanix. If you would like to make a submission to Council, the guidelines can be found here, or, if more convenient, we’ve prepared an electronic form that you're welcome to use. On completion of the form, it will be sent to Redland City Council as a formal submission.

What is a master plan?

A ‘Master plan’ illustrates how buildings, streets, public spaces, areas of landscape and activities are organised across a site to create places. They are typically produced when larger areas of land are being planned and when development will take a number of years to be delivered.

The beginnings of the master plan

Through the first phase of the Botanix project we spoke to over 700 people about their ideas and aspirations for the future of this iconic site. We have drawn on your ideas, and the things you told us were important, as the foundations to inspire our design approach:

  • Create a place that is well integrated with the existing character of the surrounds, including great streets that support cycling and walking
  • Work with the existing landscape
  • Reimagine and reuse the old Botanix structure
  • Create a place for friends and family to get together - to enjoy a meal, participate in a community event or relax
  • Provide more housing choices to meet our diverse housing needs.

The future vision

Botanix will be a new residential neighbourhood that:

  • Offers a range of contemporary homes supporting the needs of our diverse and growing community.
  • Authentically reflects the easy and relaxed lifestyle of the Redlands.

    • Well connected to the established movement network - for cars, pedestrians, and cyclists.
    • Offers a logical and easily navigable network of streets and spaces - no signs needed.
    • Supports the safe and successful adoption and activation of the Northern Greenway.
    • Offers easy and safe access to the diverse movement modes for all.
    • Balances access for residents and visitors alike.
  • 6. Is vital and vibrant

    • With places for activity and activation.
    • Something for everyone - from residents to visitors.
    • Go-to-place in the Redlands where people feel proud to bring visitors.
    • Establish precinct assets that complement rather than compete and support the vitality and success of surrounding commercial offerings.
    • Instantly recognisable as an iconic Redlands destination.

Through the master plan engagement process, we sought to determine how well the plan responded to the feedback collected through the first phase of engagement.

Community response to the plan was highly positive!

75% said the plan provides enough housing choice.

83% said the plan provides opportunities to gather, relax or enjoy a meal.

80% said they like the range of community facilities and open space proposed.

77% said the plan does a good job providing green, open and active streets.

65% said the plan does a good job including sustainability.

Now, we are excited to share that the Development Application (DA) has been lodged for the Botanix Master Plan! In the coming weeks, Redland City Council will review the application, so be sure to check back in soon to find out more!
